Park Rules

These Rules Are In Place To Help Us In Achieving Our Mission.

  1. RV PARK: To keep RV Park safe and clean, you must avoid leaks. This means that when you hook up your hoses to tanks and freshwater be sure nothing leaks from then, such as gray water, freshwater, or sewage. Ensure your tanks also completely seal when hooked up to their hoses. No leaks allowed include vehicle engine leaks of any fluids! We have NO DUMP STATION ON SITE. When staying in this RV Park you are a guest on Private Property and to ensure every guest has respect, personal space, and a comfortable place to call home, even temporarily, you need to follow these Rules, or you will be kindly asked to leave!
  2. PARK HOURS: Check out by 11:00 a.m. Check in 12:00 p.m. or after. All RV’s MUST be 2010 and Newer and must be in good working condition to be moved into Park. Completely Restored RV will be an exception upon approval of Management. All RV’s must be completely functional with no leaky sewer or water tanks or hoses. You are allowed one (1) vehicle parked at your site. No parking on Concrete Pads. Visitors may park in front of your site for a short period of time and no overnight parking. You are responsible for your guest while they are on Park property. If you have an emergency call 911 then notify the Park Manager or host. SPEED LIMIT IN PARK: 5 MPH.
  3. LAUNDRY FACILITY:  For Park guest only! Please be courteous and remove clothing promptly so others may use also. Do not wash extremely soiled items in machines. Keep laundry facility clean and free of any garbage or debris. No pets in laundry room. No smoking in laundry room. *There are NO bathrooms or showers on site.
  4. DAMAGE: Any damage that occurs during set up of RV or any other time such as damage to faucets, electrical meters, concrete pads, trees, or fencing will be repaired by Manager/owner and costs shall be paid by tenant/guest responsible for damages. Also, any damage done by one party to another party’s RV while in Park shall be the responsibility of the damaging party’s Insurance Co. and handled directly between the two parties.
  5. Tenants are responsible for all winterization of RV and water faucets used. Water faucets must be heat taped to at least 8” below ground level. Tenants shall be responsible for damage and replacement of broke faucets due to improper winterization as it gets very COLD in the winter. Skirting of RV is allowed and must be installed in a professional manner and approved by Owner.
  6. RENT: Rent will be paid on a nightly, weekly, or monthly basis by personal check, credit card or cash and is due at time of booking or upon arrival. Monthly rent is due on the first day of each month with a $5.00 late fee If not received by the 5th of the month.
  7. QUITE HOURS: From 10:00 p.m. to 8:00 a.m. No loud music, TV, or noise of any kind. Please be courteous of all your neighbors in the park. No Walking Through Occupied Sites.
  8. ANY ABUSE: of alcohol, drugs or vulgar language, unlawful activity or inconsiderate of other guests will result in immediate eviction from Park. *No smoking in the laundry room, or the office.  If you are observed smoking in any of our facilities there will be a $50 cleaning fee.
  9. PETS: Pets must be leashed and picked up after and kept inside RV when not walked. There are no facilities for pets in this park. Never leave pets unattended, keep pets with you wherever you go. ALWAYS clean up after your pet. If any of our staff must pick up after your pet, there will be a charge of $25 every time we have to pick up after your pet.  After the third time our staff has to pick up after your pet, you will be asked to leave with NO refund.
  10. NO UNDER-RV STORAGE: Other than Items used during day and evening. Storing under RV’s attracts rodents and insects. This can also be a fire hazard. Keep storage in proper storage compartments not under RV. Keep sites always cleaned up.
  11. GARBAGE: Only household garbage to be placed in plastic bags tightly tied then placed in dumpster with lid closed. Any large items that are put in dumpster will result in a extra fee, as we will have to pay to have the trash company pick up an extra time.

  12. Utilities: *Any Wi-Fi received is a courtesy of this park and is not part of your rent or utilities fees. Each site has water, sewer, electric. 30/50 amp. All reservations 1 week or longer, water, and sewer are included in rate, customers are responsible for electric used. (.15 per klw). Nightly stays all utilities are included in the nightly rate.

  13. Any unpaid balances at the time of check out will be automatically charged to the credit card on file.
  14. SPECIAL INSTRUCTIONS: This RV Park operates a “Grinder Pump Sewer System” where sewer is held in a concrete sewer vault and is grinded then pumped out of vault and across RV Park property where it gravity flows into City sewer line. If electricity goes out or grinder pumps stop working these pumps will no longer operate. Also, there is an alarm system and red light that will flash if system stops working. If this ever occurs, we ask that you stop using all water and close all of your holding tanks until problem is addressed.
  15. FINCO INVESTMENTS LLC reserves the right to refuse services to anyone. They also reserve the right to modify rental or electrical rates as well as any improvements in the park.

By accepting this reservation, Guest hereby waives, releases and discharges and covenants not to sue Gristmill Farms RV Park for all claims and liability for personal injury, accidents, property damage, any other claim arising out of or in connection with Guests’ use of the Rental/Property. Further, Guest agrees to defend, indemnify, and hold harmless Gristmill Farms RV Park from all losses, claims, expenses and demands, including attorneys’ fees, that Gristmill Farms RV Park  may incur arising out of or in connection with Guests’ use of the Rental/Property. Guest further agrees to be responsible and liable for the actions and safety of every person in their group. Gristmill Farms RV Park reserves the right to remove any renter, occupant or guest who is subject to a lifetime registration requirement under a State sexual offender registration program.

Management shall not be held liable or responsible for non-utilization of package components or loss of recreational opportunities due to weather or any other circumstances beyond our control.

Gristmill Farms RV Park or its management bears no responsibility for any loss or damage to any person or property or thing howsoever caused.

The management reserves the right to evict any day user, guest, camper or group of campers for any cause.
